74–76 Hargrave Avenue Development

The 74–76 Hargrave Avenue redevelopment will deliver a new purpose-built commercial building within the Essendon Fields precinct, designed to accommodate two incoming tenants while responding sensitively to the site’s heritage context.

The project includes demolition of the existing industrial building and construction of a new warm-shell facility, together with additional on-grade parking and associated site works. Particular care is being taken to protect the fabric, character, and structural integrity of the adjoining heritage-listed terminal building, which forms an important part of the wider precinct.

Resolve Partners is managing the project from concept design through to completion, coordinating the design team, tenant requirements, procurement, approvals, cost, programme, and construction delivery. The project requires close management of heritage, structural, operational, and access interfaces within an active airport environment, including liaison with the Airport Building Controller and careful consideration of staging, safety, and adjoining operations.
